| Tipton Properties Crescent Beach Residences TipSea, the Crescent Beach residence owned by Tipton Properties, is located 10 minutes south of historic Saint Augustine in beautiful Crescent Beach. Crescent Beach has long been considered one of the most beautiful beaches on Florida’s East Coast. The atmosphere is laid back and because there are fewer commercial properties lining the beach it has a more ‘secluded’ and private feeling. The beaches here are wide and shining with brilliant white sand. TipSea History TipSea was the dream of the late John and Martha Tipton of Gainesville, Florida. John Tipton ran a successful concrete block business in Gainesville. The Crescent beach area had many memories for the family. As a boy, John Tipton had at one time lived in nearby Hastings and no doubt made many memorable trips down Hastings road or what is now HWY 206. Crescent Beach actually began it’s name in 1902. Previously it had been called Espanita. Located just south of St. Augustine Beach and Butler Beach it travels all the way to the Matanzas Inlet and Summer Haven. In the late 1890’s, Crescent Beach became summertime residence for people from Hastings, Palatka and Gainesville. One of Crescent Beach’s most famous residents was author Marjorie Kinnan Rawlings. She lived and worked in Crescent Beach from the mid-1940s until her death in 1953. |

| In the mid 1970’s, as the result of hard work and success in business, the Tipton’s were able to realize their dream of building an oceanfront residence on Crescent Beach. The two story four unit residence (fondly named ‘TipSea’ by it’s builders) has open balconies looking out over the ocean. From the beach below, its unique Tahitian style roof is clearly visible for miles above the wind swept dunes. These dunes rise as high as 30 feet forming a dramatic ocean bluff. Filled with indigenous flora and fauna these protected sanctuaries are traversed by a long private boardwalk down to the ocean waves. Often, while crossing, you can come across local critters such as the tortoise (pictured below). This one was photographed along side the boardwalk at TipSea in its cozy sand hole. |
| Things to Do- Area Attractions While Crescent Beach is so beautiful you may never want to leave your beach chair, for those who do wish to venture out there are loads of great things to do nearby. St. Augustine, only tens minutes to the north, is renowned for its attractions, such as Castillo De San Marcos ('the Old Fort'), the historic district, the Wax Museum, Ripley’s Believe it or Not. You will find many wonderful shops with everything from food to fine art there also. Also in St. Augustine you can find great natural sights for bird watching such as the wildlife sanctuary at the Lighthouse. If dining out is your thing there are a multitude of places to eat. A local favorites is Cowboy’s which has great seafood and a glorious view of the Matanzas River with it’s huge salt water estuaries. Getting There From I-95 Traveling North or South on I-95, guests may exit onto Hwy 206 and continue east toward the ocean. This will dead-end at A1A. At A1A make a left turn and travel north approx. nine-tenths of a mile to the third paved driveway past Seychelles. Leasing Information Yearly leases required. Units are unfurnished. Each unit is 1400 Sq. Ft. Units include a covered garage. |
